Our Office Hours
Our office is open 7 days a week. We have our Property Management department available to help you from Monday to Friday 8.30 – 5pm. Our telephone number is manned by a paging service 24 hours a day if you have a rental emergency.
We provide direct debit to all our tenant clients. Prior to moving in to one of our properties, we ask that you kindly sign and fill in a direct debit authorisation form which will debit the rental monies from your account weekly, fortnightly or monthly. We pay the transfer costs on this system. If you have insufficient funds in your account, it is likely you will be charged a dishonor fee from your bank.
Paying your Bond
In accordance with the Residential Tenancies Act, we require four times the weekly rent for the bond. This is receipted and forwarded to the Residential Tenancies Authority (RTA), where they will send you a statement upon receipt. The bond money is held with RTA until the termination of the tenancy. The bond will be refunded to you promptly after you vacate, provided the property is left in as close as possible the same condition as when you moved in (allowing for fair wear and tear) and there are no rental monies owing.
Routine Inspections on your Property
During the course of you renting through us, we will write to you every four to five months to inspect your property. These inspections are to check on how you are maintaining the property and to check for any maintenance. We will give you plenty of notice that we are coming through and if the owner decides to accompany us, we will also contact you by telephone out of courtesy. These inspections are also designed to help you receive a full bond refund at the end of your tenancy.
Keys and Remotes
A duplicate set of keys to your property are kept by Tim Altass Real Estate for emergency access and our routine inspections. Under special circumstances, and on producing identification, the keys can be borrowed during office hours only and we require them to be returned within 24 hours. We do not keep copies of remote controls.
We strongly urge you to insure your personal possessions against any loss, damage or theft. The lessor or landlord has no obligation to insure your personal belongings.
Electricity, Gas and Telephone
It is each tenants’ responsibility to have the appropriate account placed in their name(s). Set out below are the contact numbers which will enable you to do this:

Repairs and Maintenance
All repairs are to be put in writing using our downloadable app or on a Repair Request form provided in your tenant folder. Only emergency repairs will be accepted verbally.
All repairs will be attended to as promptly as possible, however it is often necessary to obtain the Lessor’s approval and/or quotes before any work can commence. Utilising our Maintenance Manager app will track the whole process for you. From owner approval, to quotes, through to the actual repair, you can follow the progress in real time.

Terminating a Tenancy Agreement
Your tenancy agreement (or lease) is a legally binding contract protecting both you and the lessor.
The Residential Tenancy agreement can be terminated in one of the following ways:
If you intend to vacate your property at the end of your Tenancy Agreement, you are required to provide us with a Notice of Intention to Leave form a minimum of fourteen (14) days prior to vacating. You can fax this form to us on 07 3395 7955.
If you are on a periodic or month to month lease, you need to also provide us with fourteen (14) days notice in writing that you are leaving.
Once you have provided us with your intention to leave, we will send you a vacating pack with check lists on getting your bond back and information that will assist you in moving. If you wish to terminate your tenancy prior to completion of your lease, ‘BreakLease’ costs may be incurred. Contact our office for further information.
